Palazzino Mastroianni is a 140 sq.mt. apartment with magnificently decorated, ancient wood ceilings and a centuries-old former private chapel. Located in the heart of the historic centre of Arpino, a beautiful medieval hilltop town 90 minutes from Rome, the apartment enjoys panoramic views across the valley.
The huge double doors from the street open into a large communal hallway, from which a flight of stone steps leads up to the first floor where Palazzino Mastroianni is situated. The front door of the apartment opens into the huge winter sitting / dining room with a large log fireplace. Off this room is the wired and plumbed room that was formerly the kitchen, requiring only the installation of freestanding or fitted kitchen cabinetry by the purchaser.
A short hallway leads to the three spacious gloriously-frescoed rooms overlooking the valley. The ceilings of these rooms are all ancient coffered wood beams, and each of the three ceilings is decorated with different motifs and in different colours.
The first of these rooms is configured as the main sitting room. The two very fine antique tables and the original chandelier, which can all be seen in the photographs, are included in the sale price. French doors open to overlook olive groves in the valley below and across to the historic mansions and churches on the side and skyline of the opposite hill. To the right, the vista expands down the valley to the distant mountains.
The second room with a frescoed wood-coffered ceiling could either become a second bedroom or also double as a study. The third is envisaged as the master bedroom – being at the corner of the building, it benefits from french doors on one wall opening on to a tiny Juliet balcony and a further window on the second wall looking straight down the valley.

With the exception of the cellars, the apartment is all on the one level. It is completed by a bathroom and a further room, presently used only for storage, which could be easily remodelled as a second bathroom.
On a lower floor, accessed from the street entrance hallway, are 50 sq.mt. of very fine, high, vaulted stone cellars dating back many centuries.
The property has electricity and water connected and is available for immediate occupancy upon the installation of a kitchen. Autonomous heating and air conditioning are provided by wall & floor mounted reverse-cycle units.
